摘要：为对基于全国层面的土地发展权价值进行估算,并研究其土地发展权价值分布规律,运用理论模型分析法和空间计量经济分析法估算全国31个省份的土地发展权价值。通过研究,得出以下结论:(1)对同一种用途的土地发展权价值来说,绝对土地发展权价值大于相对土地发展权价值;(2)农业用地、工业用地、商业用地跨区域流转时的土地发展权价值大于区域内部流转时的土地发展权价值;(3)各类型的土地在地区内部和地区之间跨区域流转时,土地发展权价值的空间演化规律与经济发展程度基本一致。
In order to estimate the value of land development rights based on national level,and study its distribution law,we used theoretical model analysis and spatial econometrics to evaluate the land development rights of our country’s 31 provinces.We can draw the following conclusion:(1)The absolute land development rights is greater than the relative land development rights for the same type of land;(2)The value of land development rights derived from cross-regional transfer of agricultural land,industrial land and commercial land is greater than that of land development rights when transferred within regions;(3)The spatial evolution law of the value of land development right is basically consistent with the economic development degree when all types of land are transferred from within regions or across regions.
